Property Type: Existing 2-Storey Single-Family Home
Scope of Work: Above-Grade Triplex Conversion (Basement Untouched)
Project Overview
This Victoria Ave North project takes a smart, above-grade approach to intensification. Rather than digging into the basement for extra space, our team split the main floor into two self-contained units and converted the entire second floor into a third—delivering a fully legal 3-unit conversion using only the existing above-grade footprint.
Scope & Strategy
- Divided the main floor into two independent legal units with separate kitchens, bathrooms, and entrances.
- Converted the full second floor into a third self-contained unit.
- Left the basement untouched, avoiding underpinning or excavation costs.
- Coordinated fire separation, egress, and soundproofing across all three above-grade units per OBC standards.
- Achieved a 3-unit legal conversion without triggering basement underpinning.
- Balanced unit sizing across two floors to keep each layout functional and code-compliant.
- Kept construction scope and cost down by avoiding below-grade work entirely.
- Legal triplex achieved with a lower construction budget than a basement-inclusive conversion.
- Two-storey unit split maximizes rentable above-grade square footage.
- Faster permitting path due to reduced structural scope.
